毋惧加息 万锦密市楼价挺
加拿大房地产财富杂志(Canada Real Estate Wealth Magazine)﹐最近评选出100个本国最有机会避过即将可能到来的市场调整的100个邻里社区。

安省在这100个社区当中﹐拥有41个。它们是﹕多伦多的Mimico﹐渥太华的Hintonburg﹐万锦的Cornell﹐密西沙加的Churchill Meadows﹐和基秦拿的维多利亚公园。

按揭管理集团VERICO总裁罗思(Calum Ross)对此表示认同﹐他说Mimico以度假村风格著称﹐许多年轻家庭喜欢这个邻里﹐希望购置这里的占到相当宽敞的单间小屋(bungalows)﹐和2层楼房。而该邻里附近高价的房产和其他经济发展﹐也使得Mimico邻里受惠。

他表示﹐不认为本国央行在下周二(23日)会提高隔夜利息率。

他说:「大部分经济学家都同意﹐利息率将在目前的位置上停留至明年下半年。但是﹐今年较早时实施的贷款年限从30年减少到25年(针对首付少过20%的贷款者)﹐等同于利息率提高了1%﹐使得相关贷款人需要考虑﹐他们是否支付得起。」

VERICO的N按揭公司总裁爱普伯格(Art Appelberg)也认为﹐下周二央行的会议不会有什么惊人的消息。「对一个合格的投资者来说﹐如果有足够的首期资金﹐那么有关的规定修改对他们来说﹐不会有什么作用。此外﹐固定的息率仍很低﹐使得进行房地产投资还是具有吸引力」。

爱普伯格的按揭公司于1990年在万锦建立。他说﹐万锦进入前百名是名至实归。作为加拿大的科技之都﹐苹果、IBM、摩托罗拉、东芝等大品牌在此落户﹐也带来众多投资机会。

VERICO伯特勒按揭总裁伯特勒(Dave Butler)表示﹐密西沙加过去10年一直被认为是加拿大最安全城市﹐高质素房产多样﹐而且拥有超过480个公园和郊野径。这个城市拥有3间大学的分校﹐包括多伦多大学﹔坐车可以到达10所大学和11所专上学院﹐因此许多学生在这里租房。

有「金三角」之称的基秦拿、滑铁卢和剑桥(Cambridge)都在100排名榜上。VERICO的K-W按揭公司总裁思密斯(Bob Smith)称﹐这个三角拥有高科技、制造业和教育产业﹐使得此间对新移民和工商业均具吸引力。
